We provide a full spectrum of support to our franchisees (your tenant), including assistance with site selection, academy design and development. This entails support with regulatory approvals for building, zoning and child-care licensing throughout the construction phase.  

Once open, Kiddie Academy daycare franchises are continually supported with training and guidance on financial management, operations and marketing.  Our comprehensive set of systems and methodologies helps each daycare franchisee maintain uniform, high-quality standards.

Financing

We assist our daycare franchisees with securing third-party financing that starts during the site selection stage through loan closing/disbursement. Our franchisees have access to our national loan application system with over 2,400 lenders. Over the years, we have established relationships with many local and regional lenders. 

Real Estate

Our professional real estate team with years of experience throughout the country, utilizes sophisticated market demographics and site selection strategies as well as in-market and on the ground site tours/inspections to help the franchisee select the best site possible.

Construction

Our in-house construction team supports our daycare franchisee's site development efforts including the following areas: architectural plans, zoning, permits, construction, specifications and child care licensing requirements.

Site Criteria:

  • Building Types: Freestanding, Retail (in-line/end cap space), Office
  • Lot Size: One to two acres
  • Building Size: 7,000-9,000 sq. ft. (prototype: 8,500 sq. ft.)
  • Floor Level: Prefer 1st floor space but will consider two story building with half of the space on the first floor
  • Adjacent Outdoor Play Area: Min. of 2,500 sq. ft. (should be contiguous to building) but size varies by state and local regulations (call for more details)
  • Parking: Per local code (min. of 25 spaces) 
  • Accessibility: Easy ingress and egress 
  • Signage: Building and/or monument signage available 
  • Zoning: Child care permitted by right or conditional/special-use permit 
  • Interior: Built to Kiddie Academy specs

Acquisition Methods:

  • Lease: New construction build-to-suit lease or existing space lease
    • Minimum 15-year lease
    • Three (3) five-year options
  • Purchase: Land or building purchase
  • Ground Lease: None, please
